Land Clearance & Drainage Project – 13th Century Cottage in Oxted, Surrey

At UK Site Direct, we take pride in tackling projects of all sizes – from small garden clearances to large-scale commercial site works. One of our most exciting recent projects has been the transformation of a 13th century cottage in Oxted, Surrey.

When we first visited the site in 2023, the cottage was almost completely hidden. Years of neglect had left the grounds so overgrown that some locals didn’t even realise the historic property was there. What started as a simple clearance job quickly became a multi-phase land and drainage project that is helping to bring this piece of Surrey’s history back to life.

Phase 1: Tree Removal & Initial Clearance

The first challenge was to deal with the dense woodland and overgrown greenery that surrounded the cottage. As part of our tree removal services in Surrey, we safely felled a number of large conifers, pines, beech, and birch trees that were crowding the building and posing a risk to the structure.

In total, we filled four 40-yard roll-on roll-off bins with trunks and timber. The remaining material was chipped on site and spread around the grounds to recycle waste effectively. All stumps were then removed to create a safe and usable area around the property.

Phase 2: Large-Scale Site Clearance in Oxted

By 2025, we returned to begin the second stage: a comprehensive site clearance. Using a 6-tonne excavator and specialist attachments, we removed:

Overgrown hedges and brambles

Old concrete slabs

Stubborn roots and tree remains

Seven derelict sheds

This phase generated 12 grab lorry loads of green waste, all of which was responsibly removed from the site. With the land finally opened up, the property’s full potential became clear.

Phase 3: Re-shaping the Landscape

The cottage sits on a flat section cut into the hillside, leaving much of the surrounding land steep and difficult to use. Working with the landowner, we designed a plan to level off the slopes and maximise usable space.

After several days of excavation and soil movement, areas that were once wasted have now been transformed into practical, level ground – perfect for gardens, walkways, or outdoor living spaces.

Phase 4: Drainage Solutions for Damp Control

Like many historic properties, the cottage suffered from serious damp due to poor drainage and dense vegetation. To combat this, our team carried out a full drainage installation in Oxted.

The rear walkway was dug back by 1.5 metres

A large soakaway was installed 10 metres from the property

New drainage channels and gully pots were fitted on each corner of the cottage

This system will prevent water from pooling around the building, protecting the structure and significantly reducing damp issues.

Preserving History While Preparing for the Future

This is an ongoing project, and we expect to continue working on the site in phases over the coming years. Already, the difference is incredible – from an overgrown, almost forgotten property to a clean, open, and well-drained space with huge potential.
